Default values reflect typical conditions, not your situation.

Default rates for property tax, insurance, PMI, maintenance, closing costs, selling costs, and other variables reflect national or regional averages documented on the Methodology page. Your actual numbers will differ. Whenever possible, override the defaults with values from a recent insurance quote, your county assessor's records, your lender's loan estimate, and your HOA's most recent budget.

Past performance and assumptions.

Where calculators reference appreciation rates, opportunity-cost rates, or rent-inflation rates, the defaults reflect long-run U.S. averages. Future performance may differ — substantially and in either direction — from the defaults. Sensitivity-test outputs by varying these inputs across a reasonable range.
